Participants in a recent ULI webinar highlighted a new research report, Bridging the Occupier Landlord Gap for the Future of Workspace, which analyzes how changing occupier behavior and broader macroeconomic trends are affecting the demand for office space.

In late January, ULI Indiana convened a panel of local real estate experts to unpack Indiana real estate trends for 2023.

The COVID-19 pandemic has challenged us all to rethink everything we thought we knew about productivity and the workplace. As we have learned, the answers are far from straightforward, but they are nevertheless emerging. During a 2021 ULI Virtual Spring Meeting session, real estate experts explored how employees’ preferences and performance are leading to a suite of workplaces—a “multiverse of work” in which homes, corporate offices, and various other locations will combine to enable a high-performing workforce.

“Cities need to grow to thrive,” Dan Doctoroff said. “But we can’t take growth for granted.” Doctoroff is the chairman and CEO of Sidewalk Labs, a subsidiary of Google parent Alphabet. Doctoroff was speaking at the 2020 ULI Europe Conference.

Nearly every speaker at the ULI Europe 2020 Conference in Amsterdam had something to say about one issue: climate change. The property industry is directly at risk from increasingly frequent extreme weather events, and stricter regulations are shaping the development and maintenance of properties.

Located in Tanjong Pagar, downtown Singapore’s historic Chinatown, Guoco Tower is the tallest tower in the city-state. It is a mixed-use tower that incorporates office space with retail, hospitality, residential, and park space. The tower serves as a connector between the historic Chinatown and the central business district (CBD), with its taller towers closer to the CBD and the shorter hotel tower nearest the historic district. It has spearheaded the creation of the Tanjong Pagar business improvement district to promote the district as a place where people want to live.

The Moscow Street Program reimagined more than 200 public spaces across Moscow between 2015 and 2017, ahead of the 2018 FIFA Men’s World Cup. The program, led by Strelka KB, the architecture consultancy branch of Moscow’s Strelka Institute, may be the largest infrastructure project in Russia since the Soviet era.

The ULI Asia Pacific Leadership Convivium, held in Shenzhen in March, heard from a panel of real estate professionals in their 20s and 30s, explaining how the demands of the next generation of consumers and owners are changing real estate.

With rental rates skyrocketing in many U.S. cities, more states are exploring ways to protect tenants and address the mounting issues of affordable housing, without wading into the controversial morass of rent control, said panelists during the ULI Housing Opportunity 2019 conference.

What could the future of cities look like? In the future, cities will have more in common, and will have more interaction with each other than with regional governments, said speakers at ULI Germany’s Urban Leader Summit in May. This “parasovereignty” can already be seen in places such as Dubai, where some cities use different systems of law to attract investment.
