SoFi Stadium and Hollywood Park: Experiencing an Authentic Los Angeles Expression at the 2023 ULI Fall Meeting

At the 2023 ULI Fall Meeting in Los Angeles (L.A.), attendees had the opportunity to tour Hollywood Park in Inglewood California, a 298-acre location of sports, entertainment, parks, retail, and residential space, which includes the famous SoFi Stadium. Hollywood Park, formerly Hollywood Park Racetrack, is currently being converted into a mixed-use master-planned community highlighting the architectural and lifestyle of Southern California

At the 2023 ULI Fall Meeting in Los Angeles (L.A.), attendees had the opportunity to tour Hollywood Park in Inglewood California, a 298-acre (120.6 ha) location of sports, entertainment, parks, retail, and residential space, which includes the SoFi Stadium. Hollywood Park, formerly Hollywood Park Racetrack, is currently being converted into a mixed-use master-planned community highlighting the architectural and lifestyle of Southern California. While this project site is still under construction, it already contains a variety of active amenities and options for consumer entertainment.

One of the most notable structures in Hollywood Park is SoFi Stadium, winner of the 2021 PrixVersailles World Prize for Architecture and Design. SoFi Stadium is the world’s inaugural indoor-outdoor stadium, offering fans the experience of an open-air venue while retaining the versatility of conventional domed structures. Designed by HKS this stadium encapsulates the geography and climate of Southern California, a 2-million pound, 4k LED Samsung infinity Videoboard that offers fans real-time visuals and information from any location in the stadium.

Home to the National Football League’s Rams and Chargers, the stadium hosts concerts from artists like Taylor Swift and Travis Scott. Located under the same roof canopy as SoFi Stadium is the innovative YouTube Theater, a 227,000 square foot (21,089 sq m), three-level facility, capable of hosting a maximum of 6,000 attendees, integrates cutting-edge technology with upscale features and top-notch sound.

Parts of the retail space are completed but the finished project will go up to 890,000 square feet (82,684 sq m) with plenty of parking to support consumers. This space also contains multiple forms of entertainment and sports. Cinepolis, a premier IMAX theater, is now open and contains 1,236 leather recliner seats. It currently has a basketball court that plays host to outdoor workout classes, farmers markets, live events, and of course, basketball. The space will also contain a variety of local stores and restaurants such as Red Bay Coffee, Iconix Fitness, and Three Brewing Company, with many more to come once the project is complete.

The residential space currently contains two multifamily residential buildings, The Crosby with 213 units, and The Wesley with 101 units. These elegant residential areas have excellent amenities in both buildings. Each has a Skydeck, pet spa, an everyday gym, and indoor and outdoor lounge areas. The Crosby residence has access to a large pool located in the center of the complex and an indoor screening room. The Wesley residents can get access to the pool for a ($35) monthly fee and have their own sun terrace with a similar theme as the pool that holds a hot tub spa. The Wesley’s sun terrace also has a large outdoor screening area. Located on the corner of Hollywood Park, it’s a short walk to every destination in the park, giving these residents easy access to all the open-air spaces in Hollywood Park.

Hollywood Park is a new and exciting open space community area with a variety of building and venue types. When complete, Hollywood Park will have multiple high-end entertainment options, more than 25-acres (10.1 ha) of public parks and open space, a retail district reaching up to 890,000 square feet (82,683.7 sq m), up to 5 million square feet (464,515.2 sq m) of creative office space and be home to up to 2,500 residences.
