For decades, civic leaders have tried to revitalize Market Street, San Francisco’s central thoroughfare, only to see their efforts founder. “I sometimes call it the great white whale of San Francisco,” says Eric Tao, managing partner at L37 Development in San Francisco and co-chair of ULI San Francisco. “Every new mayor, every new planning director, every new economic development director has chased that white whale.” This year, however, an international competition of ideas hosted and run by ULI San Francisco, with support from the ULI Foundation, generated fresh momentum for reimagining the boulevard. The competition drew 173 submissions from nine countries and sparked new conversations about the future of downtown San Francisco.

Stephen Pantano has joined ULI Impact Lab as a senior fellow. Most recently, Pantano was the vice president of research and special projects at Rewiring America for three years. He previously served as the chief research officer at the Washington, D.C.-based CLASP (formerly the Collaborative Labeling and Appliance Standards Program), where he established the global non-profit organization as a thought leader in energy efficiency through technological innovation and policy advancement. Additionally, he worked at ICF International, leading the development of Energy Star specifications for various electronic devices to enhance energy efficiency.

In 2013, when the founders of Redbrick LMD looked over a large swath of land in Southeast Washington, D.C., they immediately connected with the breathtaking views of the U.S. Capitol, the Washington Monument, the Anacostia River, and expansive green space. Data centers have a reputation for high energy use. EcoDataCenter 1 in Falun, Sweden, offers an alternate model: its two data centers, DCA and DCB, derive all of their power from nearby renewable energy sources; 75 percent comes from hydropower and 25 percent from wind.

U.S. water and sewer rates have surged more than 50 percent in the last decade, with no signs of slowing. In many regions, water supply itself is constrained. Utilities are imposing restrictions, droughts are reshaping long-term availability, and developers are being told there simply isn’t enough water to serve new projects. And even when water is available, municipal wastewater systems often aren’t adequate to handle the extra load.

The scarcity of on-campus housing—especially affordable housing—means many students have little choice but to forgo the convenience, economy, and other benefits of campus life. Now, California State University, Northridge (CSUN) has become the first in the CSU system to address this disparity by adding new on-campus housing that is both affordable and can be quickly replicated across the entire system to bolster its on-campus populations.

The real estate industry has typically addressed carbon emissions with strategies such as greater energy efficiency, low-carbon materials, and tenant engagement and cooperation. Now add an even more critical component to the equation—refrigerant emissions. Any property using HVAC (and nearly all do) should be looking at the building’s refrigerants as the next big compliance and cost risk. Leaks, fines, and refrigerant phase-outs are already impacting asset portfolios.

Jeff Lubell recently joined ULI’s Terwilliger Center for Housing as a senior fellow. In this capacity, on a part-time basis, he will provide strategic direction, engage in research, and offer technical support to further the center’s commitment to ensuring that everyone has a home which meets their needs at a price they can afford. He’ll spend the balance of his time working with the Housing Innovations Group, which provides policy consulting services to state and local governments, foundations, nonprofits, and other clients.

As the race to net-zero emissions intensifies, one question looms: how to pay for it? According to the International Monetary Fund, global investment in climate solutions needs to jump from $900 billion in 2020 to a staggering $5 trillion annually by 2030. The real estate sector alone faces a $1.7 trillion-per-year price tag to decarbonize buildings and infrastructure to achieve net zero.

In cities large and small around the world—from Columbus, Ohio, to Valencia, Spain—a major focus of modern urban revitalization has been the addition of new sports arenas, purposely built in concert with supportive, mixed-use developments that can become self-sustaining neighborhoods.

An estimated 29 million people struggle to afford quality health care in the United States, with 11 percent of adults considered “cost desperate” and underserved in supply-constrained environments. To expand access and expedite health care to these communities, providers are converting vacant properties into much-needed outpatient facilities, tracking toward an estimated 10.6 percent growth rate over the next five years. Innovative design and construction ingenuity bring these projects to life by delivering increased solutions that address the unique needs of each community. Such is the case with SAC Health Brier Campus, a former banking call center that was recently transformed into a “healing oasis” in San Bernardino, California.

A waterfront site across McCovey Cove from San Francisco’s Oracle Park had long served as a parking lot for Giants baseball fans—but little more. Today, the property is home to Mission Rock, an ambitious mixed-use development undertaken in a public-private partnership between the Giants, the Port of San Francisco, and global real estate development company Tishman Speyer. Attendees of the 2025 ULI Fall Meeting will have the opportunity to tour Mission Rock and learn how an unusually collaborative approach to development has created a neighborhood that goes beyond serving sports fans.

Generosity of ULI Members, Partners Fuels Historic Drive for Transformative Global Impact

In April 2025, ULI San Francisco announced a global call to “reimagine” San Francisco’s famed Market Street, soliciting ideas grounded in ecology, economy, and equality. The goal is to turn the often drab, blighted strip into a series of vibrant, interconnected communities.

The Trump Administration is proposing further budget cuts to the National Oceanic and Atmospheric Administration (NOAA) for fiscal year 2026, which begins October 1. The agency, a branch of the U.S. Commerce Department, lost about 30 percent of its funding in 2025, and it is set to spend 14 percent less for climate research than Congress mandated. Real estate professionals often rely on NOAA data to make informed investment decisions, and the possible impact of the budget cuts could be significant for the industry.

Designed by noted architects Philip Johnson and John Burgee and constructed in 1984, 550 Madison Avenue has a curved roof pediment that reminded enough people of Chippendale furniture to earn the nickname “the Chippendale Building.” Globally recognized as an influential postmodern masterpiece, it once served as headquarters for AT&T and later Sony, then became the youngest edifice to be designated a New York City landmark. The Olayan Group purchased it in 2016 to rework the single-tenant tower into a multi-tenant, mixed-use office building that prioritizes occupant wellness and environmental sustainability.

The Opportunity Zone program, a national model to spur private investment of housing in underserved areas, has been extended by Congress beyond 2026, marking a significant opportunity for real estate professionals. This innovative initiative not only helps rebuild communities but is a win-win for residents, property developers, and investors. The program’s success in transforming economically distressed areas has proven its value, making it crucial for industry leaders to continue supporting it.

Oracle’s stock recently surged 36 percent in a single day after the announcement of a new deal with OpenAI—a spike that generated an extra $244 billion in market cap for the company. The move fueled increased speculation about a potential AI bubble brewing. Such high-flying stock prices recall the dot-com bubble, when the NASDAQ stock index lost more than 70 percent of its value, dropping from a high of 5,048 in March 2000 to a low of 1,139 in October 2002.

In a historically redlined neighborhood of Minneapolis, a former industrial warehouse has become a supportive, low-barrier sanctuary for the unsheltered. Up to 200 residents can live at Avivo Village, each in their own private sleeping unit. Single-occupant shower rooms, nongendered restrooms, and communal kitchenettes and coffee areas are all ADA-compliant.

What if you were told that a brand-new, state-of-the-art building constructed today could be functionally obsolete in less than a decade? This prediction isn’t far-fetched; it’s the emerging reality in a world where technology and user expectations are evolving at a breakneck pace. And nowhere is it more apparent than in the world of parking.

The OAK project began in 2009, when a development firm set their sights on the corner of Northwest Expressway and North Pennsylvania Avenue, the state’s most important and busiest retail intersection. As the region’s only parcel capable of supporting a vertically integrated project of this scale and density, that land represented an opportunity to create something truly special.

Ten built environment projects from eight countries across the EMEA region have been announced as the finalists in the sixth annual ULI Europe Awards for Excellence, which recognize exemplary projects and programs in the private, public, and non-profit sectors. This year’s finalists comprise cutting edge refurbishment, restoration and new build projects, and include residential, healthcare, mixed use, education, community, laboratory, and office projects from Italy, Germany, the UK, Belgium, Sweden, Denmark, France, and Spain.

Following a masterplan adopted by British Land, the AustralianSuper pension fund, and the Southwark Council, developers are now seven years into a 15-year project to transform a 53-acre (21.44 hectares) parcel of industrial land and a former quay into a community that will include as many as 3,000 new homes, office, retail, leisure, and entertainment space.

The opportunity to plan and design more than 50 acres of inner-city urban development in any city is significant, but in Pasadena, California, it is a possible inflection point in the city’s history, an opportunity to redress past mistakes, and to set the stage for future generations to benefit from perceptive and forward-thinking planning.

Texas has experienced a prolonged economic boom, bringing with it a significant explosion in population. From 2000 to 2023, the state’s population grew by a remarkable 46.3 percent. This level of growth inevitably places pressure on cities, whether to update infrastructure, revise planning regulations, or address other critical urban challenges.

Two Art in Place roundtables, hosted by the Arts Council of Greater Baton Rouge and ULI Louisiana in July 2025, set out to reimagine culture as infrastructure—not just a source of murals or festivals, but a cornerstone of downtown’s growth.

Currently, vacancy rates in the Washington, D.C. area are around 20 percent, in line with the national average. The nationwide housing shortage, meanwhile, has hit a record high of 4.7 million homes, despite a five-year uptrend in new construction. The deficit is particularly pronounced in highly desirable urban and inner-suburban locations such as Alexandria, Virginia.

The mission of the ULI Terwilliger Center for Housing has been to ensure that everyone has a home that meets their needs at a price they can afford. Established in 2007 with a gift from longtime member and former ULI chairman J. Ronald Terwilliger, the Center’s activities include technical assistance engagements, forums and convenings, research and publications, and an awards program. The goal is to catalyze the production and preservation of a full spectrum of housing options.

ULI’s Randall Lewis Center for Sustainability in Real Estate has now released the fifth and final installment of its premier primer on achieving net-zero-building carbon emissions through dynamic engagement between owners and tenants. The series explores practical strategies for reducing emissions at both the asset and portfolio levels—highlighting how all parties working together can drive meaningful emissions reductions across all aspects of real estate.

Standing in the shadow of Regions Field and within earshot of Railroad Park, Birmingham’s Urban Supply hints at what the next chapter of downtown life could look like. Once-quiet brick warehouses are being steadily reimagined into patios, storefronts, and gathering spaces along a new pedestrian alley. Early tenants have begun to open their doors, and programming is slowly bringing people into the district. While the project is still in its early stages, the framework is in place for a vibrant hub that will grow block by block in the years ahead.

A two-week program, hosted by UCL’s Department of Civil, Environmental & Geomatic Engineering and led by José Torero, Matthew Heywood, and Michael Woodrow, with a cohort of early-career professionals tested the limits of The London Plan and imaged what could lie ahead through a fellowship themed “Innovating Tomorrow’s Resilience.”

Climate Week NYC, run by the nonprofit Climate Group and held in parallel with the United Nations General Assembly, makes its annual return this September 21–28 with hundreds of in-person, hybrid, and virtual events. This jam-packed week brings together a powerful cross-section of climate leaders, including inspiring activists; visionary artists; and industry leaders in real estate, business, finance, and government.

In the Sydney suburb of Marrickville, two not-for-profit organizations—Fresh Hope Communities, the public benevolent institution entity of churches of Christ in New South Wales and the Australian Capital Territory; and Nightingale Housing of Brunswick, Victoria—came together to develop a building that holds 54 units renting at 80 percent of market rates, as well as two community-focused commercial spaces. The Churches of Christ Property Trust has provided a 99-year lease for the land, which allows the units to remain affordable far beyond a more typical 10-year period.

In September 2023, Hong Kong was hit by its heaviest rainfall on record—nearly 6.3 inches (160 mm) in a single hour. Link Asset Management’s Temple Mall North, like many other buildings, suffered severe flood damage. In response, the company invested in detachable flood barriers and Internet-of-Things (IoT) sensors to mitigate future risk. For Link’s bottom line, this resilience investment translated into an 11.7 percent reduction in insurance premiums.
