In early February 2025, hundreds of stakeholders and real estate professionals gathered at DeSales University for a meeting sponsored by ULI Philadelphia and Lehigh Valley Planning Commission and supported by ULI’s Terwilliger Center for Housing and Lehigh County Commissioners. The first installment of a three-part Technical Assistance Panel (TAP), “Housing Supply and Attainability Strategy in the Lehigh Valley” aimed to open the conversation and further shape the technical assistance work to follow.

Building on ULI’s impactful work accomplished at the city scale, a neighborhood-focused workshop brought together industry experts from across Europe and from the United States, representing a wide spectrum of the real estate value chain. The aim was to share diverse insights, cross pollinate ideas and develop practical solutions towards decarbonization and for a better collaboration.

As buildings become more efficient and run on “cleaner” energy sources, the industry’s attention will need to include embodied carbon—emissions associated with the manufacturing and transportation of building materials, as well as the construction, maintenance and disposal of buildings.

October 1970: In a story titled “Computerized Cash Flow Analysis: A New Way to Evaluate Cash Project Feasibility,” the authors, John Hysom and Charles Juengling write, “In land development, cash flow has always been an important factor. In 1970, however, with both long-term and short-term financing at record interest levels, it has now become imperative that buildings and developers have as accurate a projection of cash flows, expenses, and income as possible.”

When my wife and I moved back to the Los Angeles area in 2000, we bought a three-bedroom Spanish-style home two blocks south of the Altadena/Pasadena border, and just a few blocks from the neighborhoods lost in the Eaton fire this past January. It was a special home for us: our first child was born there, and we loved starting our family in such a racially and socio-economically diverse residential community.

ULI and research partner RCLCO have released the ULI Terwilliger Center for Housing’s 2025 Home Attainability Index, a data-rich tool measuring affordability, connectivity, racial disparity, and growth across the United States at the MSA, county, and census tract levels.

10 projects model ways to prepare the built environment for climate stresses and shocks

Construction cost inflation continued to moderate in 2024. According to the global construction consulting firm Rider Levett Bucknall, cost inflation for North America increased 1.11 percent in the fourth quarter and rose 4.69 percent on a year-over-year basis. However, the Trump administration’s push for higher tariffs is reigniting concerns around higher costs ahead for real estate developers.

The third annual Urban Land Institute Award for Excellence was presented to Walt Disney World/Reedy Creek Improvement District (RCID) at ULI’s November meeting in Philadelphia, Pennsylvania.

Demand is surging for senior housing as America’s population ages, but supply continues to lag. That gap is one reason investors in ULI’s 2025 Emerging Trends report rated the sector second highest for the best risk-adjusted returns over the next three years. Supply and demand dynamics don’t tell the whole story, though: senior housing development tends to thrive at the upper end, where seniors with means can afford to live in a continuing care retirement community.

A group of experts representing ULI visited Buffalo, New York, last November to make recommendations for reviving the city’s Jefferson Avenue Corridor, the main thoroughfare of a historically black area that has suffered a decline in commercial, social, and civic activity and engagement as the result of decades of disinvestment and a recent racially motivated shooting.

Launched in 2022 with the release of its foundational report, Homeless to Housed: The ULI Perspective, ULI’s Homeless to Housed (H2H) initiative aims to address the U.S. housing and homelessness crises through real estate–driven solutions that emphasize a new degree of affordability and necessary connections to supportive services. The early work reflected in the report brought to light the real estate development community’s ability to deploy expertise and resources in addressing homelessness in the communities where ULI members live and work.

This year, global ULI Greenprint real estate members reported a 6.3 percent year-for-year, like-for-like reduction in absolute carbon emissions. This result marks the second year in a row that members have reported a reduction of more than 6 percent in absolute carbon emissions—a testament to ULI Greenprint members’ leadership in making progress on their sustainability goals. In addition to leading by example, members continue to fund ULI resources that support the broader industry’s decarbonization progress.
