Completed in May 2013, GLP Misato III is a state-of-the-art logistics facility in Greater Tokyo in the Saitama Prefecture. The five-story facility, with a total floor area of 1 million square feet (93,000 sq m), is equipped with dual ramps allowing service vehicles to drive to each floor, demonstrating efficiency of land use in a country where land is severely constrained.
Business continuity and environmental awareness are key features of the development. The property is equipped with seismic isolators designed to absorb 75 percent of the shock caused by earthquakes. Amenities include backup generators, emergency sewage systems, showers, and a cafeteria, all intended to enhance the prospect of business continuity in case of a natural disaster while creating a comfortable working environment.
The building was the first logistics facility in Japan to be awarded a Platinum rating under the Leadership in Energy and Environmental Design (LEED) system, thanks to features that include light-emitting diode (LED) lighting, solar panels, and green parking spaces. GLP Misato III is fully leased to eight customers, including Patagonia, an outdoor apparel manufacturer also renowned for its environmental consciousness. GLP Misato III offers a model not only for the future of the Japanese logistics market, but also for reinvigorating logistics facilities in an urban setting.
