Karmi Palafox is a Sydney-based urban planner with international experience in shaping city development strategies, master-planning communities, and futureproofing urban environments for resilience and growth. She is a principal at Tract Consultants and a longstanding member of ULI Asia Pacific.

Australia’s population is projected to grow from 27 million to 31.3 million by 2035. At the same time, the number of Australians age 75 or older will surge from 2.1 million to 3.2 million, heightening demand for age-friendly and accessible homes and neighborhoods. The 2025 ULI Australia Conference was set against this demographic backdrop.
The Greater Sydney Commission (GSC) has prepared a 40-year vision for connecting and rebalancing growth and development in Greater Sydney, one of the fastest-growing regions in the developed world. In an event organized by ULI Australia and Urbis, GSC chief commissioner Lucy Turnbull presented the keynote, outlining how land use, transport, and infrastructure planning for the growth areas have for the first time been prepared concurrently.
