Territoria 3000 is Latin America’s first world-class mixed-use building. It hosts premium office and retail space, as well as the W Santiago hotel with 196 guest rooms and 46 residences. It has a prime location in the El Golf District, Santiago’s new financial center.
The building, sited on 1.7 acres (0.7 ha), includes 133,800 square feet (12,400 sq m) of exclusive office space (some of which offers panoramic views of the city), 87,300 square feet (8,100 sq m) of retail, and more than 190,000 square feet (18,000 sq m) of hotel and residential space.
Introducing Santiago to the concept of urban lifestyle retail, premium brands such as Mercedes-Benz, Brooks Brothers, La Casa del Habano, Rolex, and Bang & Olufsen have taken space in the building.
The W Santiago—the first such hotel in Latin America—leads the market in terms of average rates and occupancy, with the W residences selling at a premium 30 percent above the prevailing market rate. The building was acquired by Prudential for a German pension fund as a world-class asset, setting a new parameter in terms of cap rates.
